Design-and-build: the designer bidding with the contractor

In a design-and-build contract (appalto integrato, art. 44 of D.Lgs 36/2023) the contractor bids for the detailed design and the execution of the works and must meet the design requirements: with its own technical department, by naming a qualified designer or in a grouping with a design operator. VEE takes part as named designer, also in a temporary grouping with other professionals to cover all the required work categories.

Together with the contractor we prepare the parts of the technical bid relating to design: reports on the award criteria, improvement proposals on the design put out to tender, reduction of design times, BIM information management and minimum environmental criteria, as well as the designers' administrative documentation.

No tender costs for the contractor: our fee is the detailed design, which we carry out in the event of award.

Works tenders: drafting the technical bid

In works-only tenders awarded on the most economically advantageous tender criterion (art. 108 of D.Lgs 36/2023), the technical score often weighs more than the price discount. We support the contractor as external technical consultants in building the bid:

• analysis of the tender specifications and award criteria, with the allocation of the available sheets;
• technical reports within the required format limits;
• concrete and verifiable improvement proposals, because what is offered becomes a contractual obligation;
• information management offer (oGI) and BIM Manager role in tenders with BIM methodology;
• specialist input on building services, energy, acoustics and minimum environmental criteria;
• layout and graphic revision of all documents.

Fixed fee for drafting and bonus in the event of award: our interest coincides with the contractor's.

In the event of award we can also follow up, during construction, the commitments made in the bid, starting with BIM information management.
